- Contact us well in advance to arrange an appointment for us to carry out a Move-Out Inventory Inspection with you at your property. This will be to ascertain whether you will need to pay any charges for cleaning or damages so the appointment must take place after you have moved your belongings out of the property and have completed your cleaning. (please note: we can carry out the inspection in your absence after you return the keys to us if you are not available to arrange an appointment with us)
- All keys must be returned to our office in person no later than 2pm on the move out day with the Tenancy Completion Form completed (this will also be emailed to you shortly before the end of your Tenancy).
- Property & appliances must be clean, tidy and fully functional.
- All of your belongings must be removed from the premises.
- Report any damages to the property/appliances to us as soon as they occur.
- Take or request from us the final meter readings on the day of moving out.
- Contact the relevant utility companies to inform them of the following:
- Final meter readings
- Forwarding address (to receive and pay the final bill)
- Please ensure that the end-date for all bills is the same as the contract end date or your move out date (whichever is latest)
- Contact Manchester City Council informing them of your move out date or theTenancy Agreement end date (whichever is the latest date) for your final council tax bill. The Council can be emailed at ctax.enquiries@manchester.gov.uk.
We will carry out an inspection of the property at the end of your Tenancy and we will contact you within 10 days of the end of your Tenancy to notify you of any additional charges for cleaning, damages or arrears that will be deducted from the Deposit. If there are charges, each Tenant will need to confirm that they accept the charges in writing (email is fine) before we can proceed with the Deposit Return Process.
If you return your keys after 2pm on the final day of your Tenancy a charge equal to the FULL daily rate of rent will be applied for each day the keys are withheld. This means that if your rent is £70 per week (for the whole property) and you return your keys two days late you will be charged £20.00.
If a new Tenant is due to move into your property the day after you move out and they are unable to do so because you have not returned your keys on time then we would have to replace the locks in order to give the new Tenants safe and secure access to their new home. You would be charged for the replacement and the Landlord and/or the new Tenants may require compensation from you for inconvenience or costs caused to them by your breach of contract. We would still require you to return your keys to our office even if we have changed the locks as they still remain the Landlord’s property.
Please note that all mail arriving at the property after you move out will be returned to sender, please contact Royal Mail if you wish for any mail to be redirected to your new address. We are not able to collect your un-redirected post for you.
